See important rules/policies below:
- Check In time is 2:00 pm; Check Out time is 12:00 pm
- CANCELLATION: For Nightly/Weekly guests, cancellation can be made by 6:00 pm on the day prior to arrival for a full refund; Monthly guests are required to pay a $50 deposit when reservation is made. Refunds for monthly guests will not be issued for early departure. No exceptions.
- Monthly RV Park guests are required to provide a minimum of 1 week (7 Days) notice to vacate; Cabin guests are required to provide a minimum of 2 weeks (14 days) notice to vacate; in writing by email at manager@stonetowerrv.com
- If guest vacates without providing required notice, any deposit paid will be forfeited and guest will be charged through the required notice at the current daily rate
- Payments for monthly and cabin tenants are due on the 1st of the month (or prorated for new reservations) at noon ($25 initial and $5/day late fees apply); payments for daily/weekly tenants are due upon making reservation;
- Credit card payments are accepted via reservation system (1.4% convenience fee applies)
- Monthly guest rates are discounted and include all utilities EXCEPT electricity. An additional deposit is required when reservation is made of $75 for electricity. If final electrical charges are higher than deposit, an invoice will be provided and should be paid as soon as possible. If final electrical charges are lower than deposit, a refund will be issued immediately. Failure to provide required notice forfeits this deposit.
- (Offsite Cabins Only) Guest shall pay a security deposit of $350.00 upon making reservation; If Lessee surrenders the cabin at the end of the Lease Term in good and clean condition, the deposit shall be returned in full to guest no later than 30 days after surrender of the cabin. Any required cleaning or damage including washing towels and linens will be deducted from the security deposit.
- QUIET TIME: 10 p.m. / 7 a.m. – Please be considerate of others. No loud music or excessive noise of any kind at any time.
- SPEED LIMIT: 10 mph
- CHILDREN: We want the children to be safe & have a good time, but always under the watchful eyes of a parent/guardian. Children under 10 must be with an adult at all times. Children under 16 may not be away from registered site after 10:00 pm without an adult. You are liable for their behavior. No children allowed in the laundry room without an adult.
- PETS: Please maintain control of your pets. Pets must be on leash or a lead no longer than 30 feet. Pet owners must clean up after their pets. Do not leave pets tethered on a leash or chain or in a pen outside. These rules are for health reasons as well as the respect for others. NO AGGRESSIVE DOGS ARE ALLOWED IN THE PARK. If there is an incident with your pet being aggressive and/or out of your control at any time, you will be asked to leave immediately with no refund. Residents who do not clean up after their pets immediately will be subject to a $50 fine per incident. Repeat offenders will be asked to leave and no refund will be issued. NO PETS ALLOWED IN CABINS, INCLUDING VISITING PETS! If pets are found in cabins, you will be asked to leave immediately with no refund and security deposit will be forfeited.
- Guest shall keep and maintain the RV and the RV Site in a clean and orderly condition at all times, including but not limited to junk piles, proper disposal of trash and cigarettes, and on the expiration or earlier termination of the tenancy shall surrender the RV Spot in same condition as when received, ordinary wear and tear and damage by the elements excepted. Shall the Guest fail to maintain or leave the RV spot in clean condition (Free of cigarette butts, toys, trash or debris), management reserves the right to charge a cleaning fee of no less than $20.
- SEWER CONNECTION requires a positive sewer seal at both ends of sewer hose. This is required by the State of Texas. RV TOILET PAPER USE ONLY! Anyone flushing feminine products, wipes, paper towels, toilet paper not approved for RV use or anything causing blockages or damage may be charged for repairs.
- INTERNET: Wireless Internet is for our guests. Stone Tower RV Park & Cabins is not responsible for the operations of this Service. Please notify management of any problems associated with the Internet service.
- TRASH: Dumpsters are for personal trash only. All garbage must be bagged, and boxes broken down. DO NOT leave trash outside by your RV or outside the dumpsters. Please properly dispose of cigarette butts, DO NOT throw on the ground. Cleanliness of the park is important to us. Sites are to be kept clean and orderly, as determined by management. Washing vehicles in the park is prohibited, however; keeping your RV clean and in good repair is required.
- (Offsite Cabins Only) TRASH: Trash bin located on premises is for personal trash only. All garbage must be bagged & tied. DO NOT leave trash outside by your cabin or outside the bin. Sites are to be kept clean and orderly, as determined by management. City trash pickup is on Thursdays. Please have receptacle set out for pick up by Wednesday evenings.
- NO FIREWORKS ALLOWED.
- PARKING: Two vehicles only per RV space or Cabin unless previous arrangements have been made. Park only in the space next to your RV or in front of your cabin. Do not park on the main drives. Any vehicles parked in vacant RV sites, blocking traffic, inoperable or otherwise unauthorized will be towed without notice. Tow truck patrols the property and removes any vehicles in violation.
- USE OF ONE OUTLET IS PROVIDED PER SPACE: Stone Tower RV Park and Cabins is not responsible for any electrical components on RV’s. You are allowed to use one plug in per RV space. The pedestals are not designed to have more than one plug used at a time.
- During winter months, Guest must insulate and/or cover the water spigot to prevent freezing. Campground also advises Guest to leave a faucet dripping anytime there is a chance of freezing weather to avoid damage to park property as well as Guest’s property. Failure to do so may result in guest being charged repair costs incurred by campground.
- (Offsite Cabins Only) SMOKING IN THE CABINS IS NOT PERMITTED!!
- CONDUCT: Disorderly conduct, drunkenness, illegal drugs, obscene language, obnoxious, disruptive, or vulgar behavior will not be tolerated. They will be reason for immediate eviction without refund.
- DRUGS: Illegal drugs of any form or illegal activity of any kind are prohibited on the property of Stone Tower RV Park and Cabins. Person(s) caught in violation of this rule are subject to immediate eviction without a refund. Person(s) knowing of any illegal activity are encouraged to notify the management immediately. Any information reported will be strictly confidential.
- (Offsite Cabins Only) If Lessee misplaces keys or otherwise gets locked out, Lessee will be responsible for hiring a locksmith at lessee’s own expense. Landlord must promptly be provided any new keys.
- (Offsite Cabins Only) Upon reasonable notice (24 hours), management may enter the premises to provide services, inspect, or repair. In case of emergency or the guest's absence, management may enter the premises without the guest's consent.
- Assignment and Subletting: Guest shall not sublet the RV, RV sites, cabins, or any part of the Premises, or assign this agreement without management's prior express, and written consent.
- Default: Any failure by Guest to pay rent or other charges promptly when due or to comply with any other term or condition of this agreement shall, at the option of management, promptly terminate this tenancy and forfeit all rights of Guest under this agreement.
- Effect of Holding Over: The parties agree that any holding over by Guest under this agreement, without management's written consent, shall be a tenancy at will which may be terminated by management in accordance with applicable law.
- Indemnification: Guest shall indemnify, defend, and hold Stone Tower RV Park and Cabins harmless from any and all claims and damages (including reasonable attorney’s fees and costs) arising from Guest’s use of the RV Site or from any activity permitted by Guest in or about the RV Site unless caused by the gross negligence or willful misconduct of Stone Tower RV Park and Cabins. Guest shall further indemnify, defend, and hold Stone Tower RV Park and Cabins harmless from any and all claims and damages (including reasonable attorney’s fees and costs) arising from any breach or default in the terms of this agreement or arising from any act, negligence, fault, or omission of Guest and from and against any and all costs, reasonable attorney’s fees, expenses, and liabilities incurred on or about such claim or any action or proceeding brought on such claim. In case any action or proceeding shall be brought against Stone Tower RV Park and Cabins by reason of any such claim, Guest, on notice from Stone Tower RV Park and Cabins, shall defend it at Guest’s expense by counsel approved in writing by management.
- Waiver by Stone Tower RV Park and Cabins of any breach of any covenant or duty of Guest under this agreement is not a waiver of a breach of any other covenant or duty of Guest, or of any subsequent breach of the same covenant or duty.
- If this agreement is executed in multiple counterparts, all counterparts taken together constitute this agreement. Copies of signatures to this agreement are effective as original signatures.
- LIABILITY: All park facilities and equipment of the park is intended for the convenience of the guests. Any and all persons using the facilities do at THEIR OWN RISK and consent. The RV park owners and park management are NOT RESPONSIBLE for accident due to fire, theft, wind, flood, personal negligence, acts of God or other unfortunate circumstances. The registered guest is financially responsible for all individuals or pets at their site for any/all damage to the park.
These rules and policies are for health, cleanliness, legality and welfare of all.
MANAGEMENT RESERVES THE RIGHT TO EVICT OR REFUSE SERVICE TO ANY PERSON OR PERSONS WHO BREAK OR DISREGARD ANY RULES WITHOUT REFUND. MANAGEMENT RESERVES THE RIGHT TO REFUSE ANYONE. MANAGEMENT RESERVES THE RIGHT TO MAKE CHANGES TO THE RULES, REGULATIONS AND FEES WHEN NECESSARY.
THEFT OF SERVICE LAW ACCORDING TO TEXAS PENAL CODE SECTION 31:04 (b), any guest who leaves without paying for site services or who refuses to pay for site services when due is subject to criminal prosecution. We are providing service hook- ups for your RV. We require full payment in advance and will prosecute any violations under the “THEFT OF SERVICES LAW”.
AFFIRMATION
By making reservation as a Guest of Stone Tower RV Park & cabins, tenants fully understand and accept these rules/policies and any others that may be posted in the park. Tenant also agree to vacate the premises at the request of management if in violation of any rules/policies, without a refund of any prepaid fees. Any lease violation resulting in termination of the rental agreement will result in forfeiture of security deposit. All occupants must comply with all rules and regulations. Residents are responsible for their guests.
